SOAKD Exterior Cleaning is a professional exterior cleaning company servicing Sydney, the Central Coast, and Newcastle. One of the most common questions we receive is about the difference between softwash and pressure washing - and which method is appropriate for different surfaces. The answer matters more than most property owners realise, because choosing the wrong method can cause significant and costly damage.

What Is Pressure Washing?

Pressure washing uses a high-pressure stream of water to remove dirt, grime, biological growth, and staining from surfaces. The water pressure - measured in PSI (pounds per square inch) - can range from 1,500 PSI for residential machines to 4,000+ PSI for commercial equipment. The force of the water physically dislodges contaminants from the surface.

Pressure washing is effective and appropriate for hard, durable surfaces: concrete driveways, brick pavers, stone paths, pool surrounds, and car parks. These materials can withstand the force without damage when the pressure is calibrated correctly.

What Is Softwash?

Softwash cleaning uses low-pressure water - typically below 500 PSI - combined with purpose-selected biodegradable cleaning solutions. Instead of relying on physical force to remove contaminants, softwash uses chemical action to kill biological growth at the root level. The low-pressure water is used to apply the solution and rinse the surface after the treatment has done its work.

Softwash is the appropriate method for sensitive surfaces: roof tiles, Colorbond steel, rendered walls, painted surfaces, fibre cement cladding, and natural stone. These materials can be damaged or degraded by high-pressure water.

The Critical Differences

Results Duration

Pressure washing removes growth from the surface but leaves the root system intact. This means regrowth begins almost immediately - often visible within weeks. Softwash kills the growth at the cellular level, meaning regrowth takes 12 to 24 months to re-establish. For property owners, this translates directly to less frequent cleaning and lower long-term costs.

Surface Safety

High-pressure water strips protective coatings from roof tiles, forces water under overlapping materials, cracks older tiles, removes paint from rendered walls, and can etch natural stone. Softwash avoids all of these issues because the cleaning is achieved through chemistry, not force.

Equipment Requirements

Professional softwash requires specialist equipment: dedicated pumps, mixing systems, and application nozzles designed for low-pressure delivery. This is different equipment to pressure washing - a company cannot simply turn down the pressure on a high-pressure machine and call it softwash. The solution delivery system is fundamentally different.

Frequently Asked Questions

Is softwash better than pressure washing for roofs?

Yes, softwash is the recommended method for all roof types in Australia. High-pressure water strips protective coatings, cracks aged tiles, and can void manufacturer warranties. Softwash kills biological growth at the root using low-pressure chemical treatment, delivering results that last 12 to 24 months compared to 3 to 6 months from pressure washing.

Can you use both methods on the same property?

Yes. Most properties benefit from a combination approach. Softwash is appropriate for roofs, rendered walls, painted surfaces, and timber. Pressure washing is appropriate for concrete driveways, brick pavers, and stone paths. A professional assessment determines the correct method for each surface.

How long does a softwash treatment last?

Softwash results typically last 12 to 24 months depending on the property’s location, shade coverage, and environmental exposure. Coastal properties in NSW tend to see regrowth faster due to higher humidity and salt deposits. Properties surrounded by heavy tree canopy may also experience faster regrowth.

Is softwash safe for gardens and pets?

Yes. Professional softwash solutions are biodegradable and break down rapidly after application. At SOAKD, we pre-wet all garden beds and vegetation before treatment and rinse surrounding areas after cleaning. Pets and children should be kept away from the work area during application and for one hour after rinsing.

What PSI is safe for roof cleaning?

Roof cleaning should never exceed 500 PSI. Most professional softwash systems operate between 60 and 100 PSI for application, which is comparable to a standard garden hose. Any operator proposing to use high-pressure equipment on your roof is using an inappropriate method that risks surface damage.

The SOAKD Approach

At SOAKD, we do not believe in a one-method-fits-all approach. Our SecureClean System assesses every surface on your property individually and selects the correct method for each. Your driveway might receive high-pressure cleaning while your roof receives softwash and your windows receive purified water treatment - all in the same visit, all with the appropriate method for each surface.

This surface-specific approach is what separates professional exterior cleaning from the general pressure washing that dominates the market. If you would like to discuss the right approach for your property, call 0418 167 798 or request a free assessment.
